Position Summary The CRESA Finance Specialist is responsible for financial planning, budgeting, cost control, and forecasting related to Corporate Real Estate and workplace operations. This role works closely with Regional leadership and all COOs to ensure effective budget governance, accurate occupancy cost allocation, and financially optimized real estate and workplace operations. The role also supports office operations, employee experience initiatives, and manages external service vendors.
- Lead annual and multi-year CRESA budget planning in collaboration with Regional teams and all COOs - Consolidate budget inputs across locations and ensure alignment with corporate and regional strategies - Prepare and present budget proposals, financial insights, and recommendations to senior management
2. Budget Control & Expense Management
- Oversee budget control and expense control for all CRESA-related costs Track actual spend versus approved budget; analyze variances and recommend corrective actions - Establish and continuously improve cost control and governance processes
3. Budget Forecasting & Financial Analysis
- Drive budget forecasting and rolling forecasts, incorporating changes in headcount, space utilization, and operational needs - Provide financial scenario analysis to support strategic and operational decision-making - Deliver timely, accurate financial reports and insights to management
4. Occupancy Charge & Space Cost Management
- Manage and calculate occupancy charges, including building rate cost allocation - Ensure transparency, accuracy, and consistency in space cost allocation methodologies - Partner with internal stakeholders to optimize space efficiency and cost recovery
5. Expansion & Operational Financial Support
- Support financial evaluation of office expansion, consolidation, and new site initiatives - Perform cost modeling and financial impact assessments for expansion and operational changes - Support day-to-day office operational cost management to ensure stable and efficient operations
6. Employee Experience & Workplace Analytics
- Support and analyze Employee Experience / Workspace Surveys from a financial and space utilization perspective - Provide data-driven insights to balance cost efficiency and employee workplace experience - Partner with CRESA and Workplace teams to support continuous improvement initiatives
7. Mailroom & Vendor Management
- Provide financial oversight for mailroom operations, including budgeting, expense tracking, and vendor contracts - Contract and cost management - Performance and service-level monitoring - Vendor communication and issue resolution
8. Cross-functional Collaboration & Governance
- Act as a key interface between CRESA, Finance, Regional leadership, and COOs - Ensure all CRESA financial activities comply with internal controls, policies, and governance standards - Drive process optimization and reporting improvements to enhance transparency and efficiency
Qualifications - Bachelor’s degree in Finance, Accounting, Business Administration, or a related field - 5–8+ years of experience in CRESA/CRE Finance, Budgeting, Forecasting, or Cost Control - Experience supporting Corporate Real Estate, Facilities, or Workplace Operations is a strong plus - Proven experience working with Regional leadership and senior management / COOsStrong analytical skills with the ability to translate data into actionable insights - Solid experience in vendor and contract financial management
